1 – Introduction

By using or visiting the website hosted at https://casadoferrao.pt/ (“Site”) or any content, data files, written text, graphics, links, photographs, videos or other images, resources and services made available through the Site (collectively, “Services”), you, as a user or visitor (“User”), agree to and accept:

  • (i) these Terms and Conditions;
  • (ii) the privacy and personal data protection policy, available at Privacy Policy.

The Site is owned by G.I.M. – Gestimac, Gestão e Investimentos Imobiliários, Macieirinha Sucrs., Lda, NIF508860636, Rua Cidade de Espinho, 121, 4 Esq 5000-611 Vila Real, hereinafter referred to as Casa do Ferrão.

2 – General obligations and responsibilities of the User

The User agrees to use the Site and Services in a lawful and responsible manner, consistent with the purpose of the Site, including booking accommodations and tourist services from Casa do Ferrão.

It is forbidden:

  • Accessing or attempting to access the Site or Services through unauthorized automated means.
  • Introducing viruses or malware.
  • Using the Site for illegal purposes or purposes that are harmful to Casa do Ferrão or third parties.

The User is responsible for any damage resulting from failure to comply with these rules.

3 – User Account

To access certain Site features, you may be required to create a User Account, providing valid and up-to-date personal information.

The User is responsible for maintaining the confidentiality of their password and the security of their account. In case of unauthorized use, you must notify Casa do Ferrão immediately.

4 – Rights and obligations of Casa do Ferrão

Casa do Ferrão reserves the right to:

  • You may modify, add to, or remove portions of these Terms and Conditions.
  • Suspend or terminate the Services, in whole or in part, without prior notice.
  • Remove illegal, offensive content or content that violates the rights of third parties.

5 – Intellectual property

All content on this Site, including text, photographs, images, and software, is the property of Casa do Ferrão or duly identified third parties.

The user cannot:

  • Copying, modifying, creating derivative works, or distributing content without express authorization.
  • Remove or alter intellectual property notices.

The use of the booking interface on the Site is authorized exclusively for making reservations for Casa do Ferrão.

6 – Exclusion of warranties

The Services are provided “as is” and “as available”. Casa do Ferrão does not guarantee that:

  • The Services always meet the User’s expectations.
  • The operation should be continuous, safe, and error-free.
  • The information obtained must be accurate.

The User assumes all risks related to the use of the Site and Services.

7 – Limitation of liability

To the extent permitted by law, Casa do Ferrão is not responsible for:

  • Any consequential damages or lost profits suffered by the User.
  • Loss of data or interruptions in the use of the Site.
  • Circumstances beyond the control of Casa do Ferrão, including force majeure.

Casa do Ferrão’s maximum liability is limited to the amount paid by the User for the reservation.

8 – General booking conditions

8.1 – Capacity and accommodation

Maximum capacity: 14 guests (accommodation always fully booked).

Room layout:

  • Bedroom 1: 1 double bed + 1 bunk bed (mezzanine)
  • Bedroom 2: 1 double bed + 1 bunk bed (mezzanine)
  • Bedroom 3: 1 double bed
  • Room 4: 1 double bed
  • Room 5: 1 double bed (or 2 single beds, according to preference)

8.2 – Accommodation

  • Minimum: 1 night
  • Maximum: 30 days

8.3 – Payment

  • At the time of booking: Full payment (100%) of the total stay amount is required to guarantee and confirm the reservation.
  • At check-in: A security deposit of €600 is required.
  • Deposit Refund: This amount will be refunded after your stay, subject to verification of the accommodation’s condition and deduction for any damage that may have been caused to the property. The refund will be issued via the same payment method used, whenever applicable.

8.4 – Cancellation

  • Free cancellation up to 2 weeks before arrival.
  • After these deadlines, no refunds will be issued.

8.5 – Schedules

  • Check-in: from 2 PM to 6 PM (flexible, subject to availability).
  • Check-out: until noon (12:00) (flexible, subject to availability).

8.6 – Included Services

  • Breakfast included
  • Meals (lunch and dinner) by prior arrangement.
  • Transporte opcional via Douro First Tours (+351 935 059 893, dourofirstours@gmail.com)
  • Parking available on site.
  • Pet hotel: accommodation options available nearby through Quinta Equestre da Sardoeira.

8.7 – Pets

  • Pets are not allowed on the property.
  • External service available with direct booking at Quinta Equestre da Sardoeira.

8.8 – Damage and missing items

  • Casa do Ferrão reserves the right to charge for intentional damages caused by the customer.
  • The security deposit may be retained partially or fully, depending on the assessment of the damages.

8.9 – Smokers

Smoking is prohibited inside the property.

9 – Applicable law and jurisdiction

These Terms and Conditions are governed by the laws of the Portuguese Republic. For the resolution of disputes, the competent court is the Court of the District of Vila Real, without prejudice to the applicable mandatory legal provisions.
